Signs you need it

  • Gray, faded asphalt instead of a deep black surface (oxidation)
  • Hairline cracks that have not yet opened up
  • Raveling or a rough, sandy feel under your hand
  • Oil or fuel stains where cars park
  • Water that used to bead on the surface and now soaks in
  • A driveway that is sound but 3 or more years since its last seal

Our process

  1. We inspect the surface and tell you whether it is a good candidate. Sealer does not fix failed asphalt.
  2. We clean the driveway: blow and brush off debris, and prime oil spots.
  3. We fill cracks before sealing when needed.
  4. We apply sealer evenly, edge to edge, with clean lines at the grass and garage.
  5. We set barricades and tell you when you can walk and drive on it.

Options and materials

Coal-tar vs asphalt-emulsion sealer

Coal-tar sealers are known for a deep black finish and fuel resistance, but some places restrict them. Asphalt-emulsion sealers are common for driveways and are lower in odor. Ask which one is on your quote. Bruck uses coal-tar or asphalt-emulsion sealer depending on the property, and we recommend one in your written estimate.

One coat vs two coats

One coat refreshes a driveway in good shape. Two coats give a thicker film on older or more worn asphalt. We look at the surface and recommend one.

Sand loading

Fine sand mixed into the sealer adds traction and helps it hold up where tires turn. It is a choice, not an automatic add-on.

Crack filling first

Sealer does not bridge open cracks. Filling them first keeps water out of the base.

Cure times

Plan to stay off the driveway until it is dry to the touch and the crew says it is ready, usually a day or more depending on heat, humidity and how thick the coat is. Rain in the first day can wash fresh sealer.

Ohio freeze-thaw

Sealer slows water intrusion, which is what drives freeze-thaw damage. It protects sound asphalt. It does not repair a failing base.

What moves the price

Every job is priced after we see it. These are the factors that change the number:

  • Square footage of the driveway
  • Condition of the surface and amount of crack filling
  • Oil spots and stained areas that need priming
  • One coat or two
  • Sand loading
  • Access, slope and edges
  • Time of year and weather

We measure, then put the scope, materials and price in a written estimate. Estimates are free.

Frequently asked questions

How often should I sealcoat my driveway?

Many driveways are resealed every few years, depending on sun, traffic and how worn the surface is. We can look at yours and tell you when it is time.

How long before I can drive on a sealcoated driveway?

Usually a day or more, depending on temperature, humidity and coat thickness. We will tell you at the end of the job.

Can I seal a new asphalt driveway right away?

No. New asphalt needs time to cure first. See what to expect from your new asphalt, and ask us when yours is ready.

Does sealcoating fix cracks?

No. Cracks should be filled before sealing. Alligator cracking or sunken areas mean the base is failing and need repair, not sealer.

What weather do you need to seal?

Dry weather, with air and ground above 50 degrees and rising, and no rain for about a day after. We reschedule if the forecast is bad.

Is sealcoating worth it for an older driveway?

It can be, if the surface is still sound. If it has alligator cracking or potholes, repair or resurfacing makes more sense first. We tell you what we see.
