Signs you need it
- Alligator cracking in drive lanes, which means the base is failing
- Ponding deeper than half an inch after rain
- Raveling or loose stone across the surface
- Potholes and patches that keep failing
- Faded striping, handicap stalls or fire lanes that no longer meet your needs
- Tenant complaints, trip hazards or liability worries
Our process
- We walk the site, measure and check drainage and the base, and ask about tenants, deliveries and hours.
- You get a written quote with the scope, thickness and a phasing plan.
- We mill or remove the old surface, repair the base and set grades.
- We place and compact binder and surface courses, with clear notice and barricades for tenants.
- We stripe, clean up and walk the lot with you.
Options and materials
Mill and overlay vs full-depth reconstruction
If the base is sound, milling the top and overlaying is the cost-effective fix. If the base has failed, only full-depth reconstruction lasts.
Base repair
Soft spots are cut out and rebuilt before paving. Paving over them lets failures reflect through within a couple of winters.
Binder and surface course
Large-stone binder carries the load. A fine surface course on top gives a tight finish. Heavy truck lanes and dumpster pads may call for a thicker section.
2 in vs 3 in lifts
Two inches is common for car areas. Three inches or more, in lifts, suits drive lanes with truck traffic.
Drainage and slope
Fix ponding before paving, with grade work or catch basin repair, or the new surface will hold water.
Phasing and after-hours
We can pave in sections to keep entrances open, or work after hours for businesses that cannot close.
Striping and ADA
Fresh striping, handicap stalls, signage and slopes are laid out with the owner and checked against local requirements.
What moves the price
Every job is priced after we see it. These are the factors that change the number:
- Total square footage
- Mill and overlay or full reconstruction
- Base repair and drainage work
- Thickness and number of lifts
- Phasing, night or weekend work
- Striping, signs, ADA stalls and curbs
- Access, traffic control and tenant needs
We measure, then put the scope, materials and price in a written estimate. Estimates are free.

“Joe helped my dental office repair some potholes and issues in our parking lot. The repair job was fantastic and we are very happy with all of our interactions with this company. I plan on using them in the future.”
Frequently asked questions
How long does it take to repave a parking lot?
It depends on size and phasing. A small lot can be done in a day or two. Larger lots are staged in sections over days or weeks so the business stays open.
Can you pave after hours?
Yes. We plan after-hours and phased work around your business.
Should I mill and overlay or rebuild the lot?
If the base is sound, mill and overlay is the better value. If you see widespread alligator cracking or deep ponding, the base has failed and needs full-depth work.
How often should a parking lot be sealcoated?
Many lots are sealed every few years, after cracks are filled. Sealing protects sound asphalt and does not repair a failed one.
What do you do about drainage?
We check for ponding and failing catch basins before we quote, and include grade or drainage fixes in the written scope.
Do you do striping?
Yes. We re-stripe finished lots and lay out handicap stalls and fire lanes with you.
Can you work with my property manager or general contractor?
Yes. We work as a prime or sub on commercial jobs. Send us your scope and insurance requirements.
